ORDINANCE NO. ~+
AN ORDINANCE ZONING A PORTION OF BUTTE COUNTY,
STATE OF CALIFORNIA, PURSUANT TO ORDINANCE
NOS. 475, 522 and 576 OF SAID COUNTY
The Board of Supervisors of the County of Butte, State of Cali-
fornia, under and pursuant to Ordinance No. 475, being the zoning
Enabling Ordinance of said County as amended by Ordinance Nos. 522
and 676, DOES ORDAIN AS FOLLOWS:
SECTION 1. The hereinbelow described area, situate in the
County of Butte, State of California, shall be and it is hereby
zoned as "S-1" (Minimum-Density Suburban Residential} and "C-2"
(General Commercial} District, and such area shall be subject to
the restrictions and restricted uses and regulations hereinafter
specified.a~id.provided. Said area so zoned being located in the un-
incorporated area of Butte County, south of the City of Oroville,
California, particularly described as follows:

Butte County Planning Commission.
SECTIO~F 2. REGULATIONS FOR AN "S-~." (MINIMUM-DENSITY SUBURBAN
RESIDENTIAL) DISTRICT.
The fallowing regulations shall apply in an "S-1" District:
2.1 USES PERMITTED:.
a. Single-family dwellings, not including tents or
'trailers.
b. Accessory buildings pertinent to the permitted uses.
2.2 AGRICULTURAL USES, EXCEPT LIVESTDCI: WHICH ARE SUBJECT TO
THE FOLLOWING REQUIREMENTS:
a. For each horse or head of cattle over one year, one
(1 } acre .
b. For each head of swine over ten (1~) weeks of age, one
(1) acre.
c. For each head of sheep or goats, one (~.} acre for the ::.
first head and one-half (1/2} acre for each head thereafter.
2.3 LOT AREA REQUIRED: iiinimum lot area sha11 not be less than
eight thousand, one hundred twenty-five (8,125) square feet.
2.4 LOT WIDTr3 REQUIRED: Minimum lot width ,shall not be less
than sixty five (55} feet.
2.5 FRONT YARD REQUIRED: P~Iinimum front yard shall be fifty (5Q;
feet from the centerline of the road, except where the road is
classified by the County as a Federal Aid Secondary Road the mini-
mum building setback requirement shall be fifty-five (55) feet from
the centerline of said road.
2.6 SIDE YARD REQUIREMENTS: Minimum side yards shall not be
less than five (5} feet.
SECTION 3. REGULATIONS FORA "C-2" (GENERAL COA'L~IERCIAL}
DISTRICT:
The following regulations shall apply in a °C-2" District:

c, General commercial uses including art shops, aviaries,
bar and cocktail lounges, billiard parlors and pool halls, bowling
alleys, building material (retail.}, cleaning and pressing estab-
lishments, dance halls, interior decorating shops, employment agen-
cies, governmental Legislative bua:ldangs, gymnasiums, public, com-
mercial or physical cultural studios,:hospitals, hotels and motels,
Laboratories and x-ray facilities, massage parlors and reducing
salons, equipment rentals, pet shops, used car lots, repair garages,
auto car washes, plumbing shops, cabinet shops, sign manufacturing
shops, and other retail establishments when interpreted as similar.
d. Accessary uses and buildings pertinent to a permitted
use.
3.2 LOT WIDTH REQUIRED: Minimum lot width shall not be less
than twenty-five (25} feet.
3.3 FRONT YARD REQUIRED: None, except buildings and structures
shall be fifty (50} feet from the centerline of the road, except
where the road is classified as a Federal Aid Secondary then the
minimum setback shall be fifty-five (55} feet from the centerline
of said road.
3.~ SIDE YARD REQUIREMENT: None, except where the side of a
Lot abuts upon the side of a lot in an "R° Disttict, in which case
the abuting side yard shall not be Less than five (5) feet; and
except where the side yard on the street side of a corner lot abuts
on an "R" Distract, in which case the street side shall be one-half
the corresponding front~.ard required in such "R" District.
~ The side yard requirements for residential dwellings sha11 con-
form to the requirements far any residential zone.
3.5 REAR YARD REQUIRED: Twelve (l2} feet, or five (5) feet
adjacent to an alley.
3.6 THE FOLLDWZNG USES SUBJECT TO SECURING A USE PERMIT IN EACH
CASE:
a. Automobile courts and mobile home parks.
b. Public and quasi-public uses., including churches,
c. Small animal hospitals, dance academies, pet shops,
mortuaries, used car sales, used or secondhand goods, refreshment
stands, service stations, drive-in restaurants and other uses which
are of similar character.
SECTION ~. All uses of land within the District not specifically
authorized and permitted, are prohibited.
SECTION 5. Penalties for any violation of the zoning hereby im-
posed within the District shall be~~rovided in the Zoning Enabling
Ordinance. Tn compliance with the provisions of the Zoning Enab-
ling Ordinance, this- Ordinance shall from and after its effective
date become a supplement to and part of the Zoning Enabling Ordi-
nance.
SECTION 6. This Ordinance shall be and it is hereby declared to
be in full force and effect from and after thirty (3d) days after
the date of its passage; and before the expiration of fifteen (l5)
days after its passage this Ordinance shall be published once with
the names of the members voting for and against it in the

Butte, State of California, this 16th day of July, 1.968 by the
following vote:
