I understand that the County wishes to keep the current zoning of 5 acre minimum and change the designation from Agriculture to Rural Residential. I disagree with this. Look at an aerial map of the area., Yau will see that to the north, EATON Rd. has extended over half of the way along the Warren walnut orchard (approx. x9a acres} and the 5 acre parcels accessed at the north end of Bay Ave. New Houses are being built adjacent and to the north of these properties. To the south are 5 acre parcels, (many of them with some type of limited farming operation) which are bordered to the south by Bell Road. Then to the south is the Bell -Muir area that for years was an area of concern because of limited farming and being next to residential areas AND WAS CONSIDERED A "POCKET" OR "MINEFIELD" AREA. NOW THE COUNTY WANTS TO CREATE ANOTHER "POCKET" JUST TO THE NORTH. WHY? And at same point, Eaton Road is planned to be extended to Hwy, 32, what happens then? It appears that to avoid more of the same problems and potential new problems, the County should move the Greenline to Mud Creek from the Esplanade to Hwy. 32 and rezone the properties accordingly to blend with the neighborhood, One acre minimum should be the norm. There would be no pockets to deal with in the future and there is a large creek with levees that would be the perfect divide between Agriculture and non Agriculture.
