RE:Zoning Changes Palermo,for the purpose of building a Dollar General Store. When deciding on the zoning change from LDR to CC on Parcel 027-080-007-000 Locally known as the junk yard. Please take into serious consideration the concerns of the residents of Palermo, and the environmental impact on the surrounding lands and wildlife. Looking at the plans you see this parcel backs up to Esperanza Ave., which is a dead end road. At the end of Esperanza as it exists now, about 100 feet from subject parcel there is a creek, and wildlife it supports. Contaminants leaking into that-area from run off of subject property are valid concerns. Please bring with you to your meeting the signatures and concerns of the residents of Palermo and Outlying areas that are on the attached petitions, who all agree, that a zoning change in this area is not necessary, nor warranted. Also keep in mind,that Palermo Residents already have access to a Dollar General store, a Dollar Tree, Big Lots, Walmart, a Theatre and assorted restaurants and businesses located 5 miles north in Oroville. Presently Palermo has a small Commercial District,there are 4 stores, a restaurant, a post office, a fire department, a grange hall and several churches. Also note there is no local industry, or employment opportunities in the town of Palermo, to support a Big Box store. Most residents commute to more urban areas for employment. As a Real Estate Agent, that sells property in the Oroville/Palermo, I can attest to many people who have purchased properties in Palermo, because of the rural,small town feel, that Palermo generates.Tax paying residents to our County and Town,who left more urban areas to get away from the Big Box Neighborhoods, and the increased traffic that comes with them. Please do not approve the zoning change that benefits only the person who owns the parcel, and disturbs the quiet enjoyment of the residences and wildlife that surround it.
