EDAC19-0001 (Golden Beaver Distillery - Koenig)

A Distillery – 300 gallon still and fermenters to generate 50 gallons of finished bourbon, rye or moonshine per week or 42 cases (6 x
750ml bottles per case). Hope to generate 2,100 cases per year.
Tasting Room – CA ABC License “Type 04” regulates a tasting room. Tasting room will operate limited hours throughout the week.
Water use – 650 gallons per week.
Waste – All stillage (spent grains and liquid) will be pumped directly from the still into containers for use as livestock feed. There is
no waste water except for cleaning and sanitation that will be PH neutral for disposal into the septic system.

Planning Land Use, Zoning, & Permitting
The parcel is zoned Light Industrial.
The proposed distillery and ancillary tasting room are permitted uses.
Identify required parking for proposed use. On-site parking must be provided per BCC §24-93, Table 24-93-1
(attached). Number of parking spaces is based on use.

Plans must be prepared by a Design Professional.
Occupancy will be F1.
Need to know the adjacent tenant use.
What are the types of improvements being done to the existing plans that were submitted for the shell building.
Separation – Firewall between storage and tasting area, as well as between units.
Tasting Room occupancy (SR use)
Occupancy amount will determine ingress/egress – 2nd exit

Must meet code requirements for boiler. Need gas pipe sizing – calculations for the boiler

Health
Tasting Room – Will need to determine if it would need a food facility permit. Only tasting would be exempt.
(Informed by applicant that the ABC license limits no food and limited tasting; legislation in 2012 – ABC license
for distilleries).
How is waste (solids and liquids) being handled? (Informed by applicant that it will be used for feeding livestock).
Will need to determine if this is acceptable or what other options are available. Need to check with Regional
Water Quality Control Board. Rendering plant site is a possibility.
Informed that they would initially generate up to 650 gallons of wastewater from the distillery. Will require
reporting of amount of wastewater.
Other waste water generated will be by employees, customers and cleanup. Will be sent to existing onsite
wastewater system.
Need to calculate wastewater flows for onsite disposal (existing building is approved for 750 gallons per day)
Provide description of the process on waste and wastewater.
Need to obtain State (ABC) and Federal Permits (???)
Existing well – need a log and disinfection (?) (Applicant identified they will be using reverse osmosis system for
potable water)

F1 Occupancy – (applicant stated approximately 4,200 sqft)
How much storage area is there and what is being stored. How high will the items being stored be? (Applicant
stated the use of 55 and 30 gallon barrels as well as bottles. 25-50 barrels at any given time)
High piled storage if over 12 feet. (applicant stated looking at 10 feet)

Tasting room will need exiting requirements and signage

Applicant identified that raw products, such as grains, will be in 250 lb touts. Anticipate no more than 2,000 lbs of
material (grains, rice, corn) to be stored on site.
