(5%) for a min. distance of 10' measured perpendicular to the faceof the wall or an approved alternate method of diverting water away from the foundation shall be used. Exception: where climatic or soil conditions warrant, the slope of the ground away from the building foundationis permitted to be reduced to not less than one unit vertical in 48 units horizontal (2% slope)GENERAL EXTERIOR:2-1Refer to site plan for location of building & grading, county and/or city codes & ordinances.2-2Final grades around building perimeter shall slope away from foundation.2-3Roofing shall be installed per manufacturer's recommendations.2-4Install all stone veneer per manufacturer's installation specifications.2-6Verify location of all downspouts w/ owner. Final discharge from downspouts shall be 5' min.. from building.VENTILATING/ATTIC ACCESS:10-1Provide ventilation in all attic areas to meet code requirements.10-3The attic access opening shall not be less than 22 inches by 30 inches & shall be located in the corridor,hallway, or other readily accessible location. 30" minimum unobstructed headroom in the attic space shall beprovided at or above the access opening.10-4 Attic ventilation needs to be at least 1150 of the attic area with 50% required venting located at least 3' aboveeave or cornice vents with the balance of required venting provided by eave or cornice vents and shall havecross ventilation for each separate space. The area of ventilation may be reduced to 1300 provided a vaporretarder is installed on the warm side of the attic insulation. Insulation baffles need to be used to keep a min.of 1" air space for movement of air.10-5 Openings into attic space shall be covered with corrosion-resistant wire cloth screening or other material thathas openings a min. of 18" and shall not exceed 14".10-6 Openable skylights need to be at least 10' from plumbing vents and 4' from other vents or flues.10-7 Rafter spaces with gyp-board on one side of the rafter and roof sheathing on the other are to be ventilated.A min. of 1" airspace shall be provided between the insulation and the roof sheathing. The net freeventilation area shall not be less than 1150 of the area space ventilated.10-8 Draftstopping shall be installed in attics and concealed roof spaces, such that the horizontal area does notexceed 3,000 sq. ft.FLASHING:19-1All flashing shall be 24 ga. galv. sheet metal U.O.N. Prime & paint to match adjacent construction.19-2Flash & counter-flash at all roof/wall connections.19-3Provide galv. flashing at all wood/concrete connections.19-4Flash all roof & wall or chimney intersections w/ 24 ga. G.S.M. flashing. Roof flashing around pipes, vents,flues chimneys, etc. shall be 24 ga. G.S.M. copper, or other approved flexible flashing material & shall beformed to follow, contours of the tile & allow seating of the tile where occurs.19-5Pressure treated wood next to aluminum is not allowed.19-6Provide flashing at all exterior openings exposed to weather.DOORS & RELATED HARDWARE:6-1All exterior & interior door hardware and door finishes shall be as selected by owner U.O.N. all doors w/locks shall be keyed per owner's request.6-3All doors shall be provided with a door stop.6-4If automatic garage door openers are installed, they shall have edge sensor, safety beam or similar safetydevice as per state law.6-6 Exterior doors and doors leading to garage shall have single cylinder deadbolt in addition to door latches.6-7 Level floor or landing on each side of door (unless exterior landing-2% max. slope.) Exceptions: A) Door ispermitted to open at top step of interior stairs, provided door does not swing over the top step. B) Landingcan be 7.75 inches below top of threshold, provided the door does not swing over the landing.6-8 Landing minimum 36" inches.GLAZING & WINDOWS:11-1Provide safety tempered glazing in "hazardous locations", including but not limited to all glazing's in shower& tub enclosures, & all glazing indoors & within 24" arc of either vertical edge of door in closed position11-2All window frames shall be set in full bed of mastic. lap building wrap over window flanges except at sill.11-3All escape or rescue windows shall have a minimum net clear openable area of 5.7 square feet. Theminimum net clear openable height dimension shall be 24" inches. The minimum net clear openable widthdimension shall be 20 inches. When windows are provided as a means of escape or rescue, they shall havea finish height not more than 44 inches above the floor.11-4Safety glazing must have permanent labels / identification.11-5 Skylights shall comply with California 2016 Residential Building Code.11-6 Doors and enclosures of bathtubs, spas, hot tubs, saunas, etc, shall be safety glazed (bottom exposed edgeis less than 60" above standing surface or drain inlet.11-7 Glazing with an individual pane greater than 9 sq. ft. where bottom edge is less than 18" above the floor andtop edge is greater than 36" , and where the pane is within 36" of a walking surface.11-8 Stairways: within 36" horizontally of a walking surface, when exposed surface of glass is less than 60" aboveplan of adjacent walking surface. Or within 60" horizontally of the bottom tread of a stairway in any directionwhen exposed surface of glass is less than 60" above nose of tread.STREET NUMBERS:20-1Install street address numbers of sufficient size and contrasting material to be readily visible from the street.20-2Builder shall verify additional requirements w/ building dept.FIRE STOPPING:14-1Fire-stopping shall be provided to cut off all concealed draft openings (both vertical and horizontal) and shall form abarrier between a top story & roof space, and in the following specific locations: A. In exterior or interior stud walls, at ceilings. B. In all stud walls and partition, including furred spaces, so placed that the maximum dimensions & anyconcealed space is not over 10 feet. C. Any other locations not specifically mentioned above, such as holes for pipes,shafting, behind furring strips &similar places which could afford a passage of flames.14-2Penetrations of rated assemblies shall be fire - stopped. Fire stopping shall be an approved material as prescribed bythe State Fire Marshall.14-35/8" type "X" gyp. bd. under all stairs and typ. useable storage space under stairway shall be one-hour construction.14-45/8" type "X" gyp. bd. shall be used at common walls & ceilings, between living space & garage. Provide fire tapedjoints.DRYWALL:8-1All gypsum board seams shall be taped & textured as per owner's request.8-2Metal edge shall be installed at all exposed exterior corners.8-3All openings for outlets, switches, etc.. shall be cut. Score & knock-out method shall not be used.8-4All edges & ends shall occur on the framing members, except those edges and ends which are perpendicular tothe framing members & at braced wall panels where all edges must be blocked U.O.N..8-5Fire-rated assemblies shall have joints treated (taped).8-6Water-resistant gypsum board shall be installed at all wet locations except at showers.8-7 Framing around shower shall be protected with approved water proof paper. Water-resistant gypsum board maynot be used. 1/2" cement backer board or other approved tile or wall panel backing board shall be used.FINISH CARPENTRY:15-1Perform all work necessary & required for finished woodwork including, but not limited to:A. Interior trim & millwork.B. Similar assemblies of finish wood.C. Hanging interior doors.15-2All millwork shall be fabricated & assembled for measurements taken at the site.15-3Casing trim, cleats, etc.: Apply with appropriate sized nails countersunk & filled. All materials shall be applied to solidbacking or applied w/ appropriate fasteners.15-4All interior trim, casing, etc. shall be painted, finger joint.PAINTING:16-1Perform all work necessary & required for completion of the project. Painting of electrical work in finished areas of thebuilding & access doors is included.16-2No painting/finishing shall be started until the surfaces to be painted/finished are in proper condition in every respect.16-3Wood surfaces shall be sanded and dusted clean. Putty all nail holes, cracks, etc.. after first prime coat.16-4Leave all glass areas, stucco surfaces, floors, walks, hardware, & any other surfaces clean & free of paint, stain,spatter, smears, & smudges which are the result of these operations. Replace any glass damaged in any way.16-5All roof penetrations such as flues and vent pipes, etc.. shall be painted to match roof color.PLUMBING :21-1Water Closet average consumption shall not be more than 1.28 gallons of water per flush.21-2 Shower: doors 22" min. unobstructed opening. Min. finished interior of 1,024 square inches and 30" circle inside takenat 70" above shower drain outlet.21-3 The base for wall tile in tub & shower areas and wall ceiling panels in shower areas shall cement, fiber-cement orglass mat gypsum backers in compliance with ASTM C 1178, C 1288 or C 1325, installed per manufacturesrecommendations.21-4 Bath tubs/whirlpools shall have removable panel to access and remove pump. Circulation piping shall be self drainingto minimize water retention.21-5 Water temperature shall be limited to 120° F in showers and tubs.21-6 Shower and tub shower combinations shall have individual control valves of pressure balance, thermostatic, orcombination of pressure balance / thermostatic mixing valve type.21-7 Shower heads shall be at least 70" above drain inlet.21-8 Water heaters in bedrooms or bathrooms must comply with CPC.21-9 Water heaters shall be strapped at points within the upper 13 and lower 13 of its vertical dimensions. At lower point, amin. distance of 4" shall be maintained above the controls of the strapping.21-10 Water Heater in garage: all burners and burner-ignition devices shall be 18" above the floor, protected by vehicles.21-11 All storage type water heaters need a temperature /pressure relief valve with a 34" hard pipe drain which terminates 6"to 24" above grade and pointing downward. The drain pipe shall maintain a downward slope to the exterior.21-12 Where a pressure regulator or storage type water heater are present, an approved, listed expansion tank or otherdevice shall be installed to control intermittent thermal expansion.21-13 Anti-siphon devices are required at all hose bibs, both interior and exterior, except the clothes washer connection.This is to prevent the possible backflow of contaminated water into the potable water system.21-14 A min. of 24" is required in front of the toilet bowl and the toilet is to be centered in a 30" wide space.21-15 Each vent shall terminate not less than 10' from, or at least 3' above , any openable window, door, opening, air intake,or vent shaft, nor less than 3' in every direction from any lot line, alley and street excepted.21-16 No building sewer or other drainage pipe can be constructed of materials other then cast iron, galvanized steel,galvanized wrought iron, lead copper, brass, stainless steel 304 or 316L, schedule 40 ABS, DWV, schedule 40 PVC DWV,or extra strength vitrified clay pipe. The min. depth of the building sewer is 12" below grade to top of pipe. Galvanized steel,galvanized wrought iron and stainless steel 304 cannot be used underground and must be at least 6" above ground.21-17 A min. 18"x24" underfloor access, unobstructed by pipes or ducts and within 20' of each under-floor plumbingcleanout is required. Provide a solid cover or screen.EROSION CONTROL PLAN1.No soil disturbance shall occur prior to obtaining a building permit.2.Person responsible for erosion control phone (see project team on sheet T-1 owner orbuilder contact information).3.Erosion measures shall be in place during construction.4.Soil tracked off site into streets shall be cleaned up at end of each work day.5.Inactive soil stockpiles shall be covered. Active stockpiles shall be covered prior toforecasted rain event.6.The erosion control plan shall be re-evaluated & adjusted accordingly as the site changes &after rain events.7.Erosion control measures shall be maintained.8.Washing concrete equipment & tool at any location than a designated concrete washout isa violation of law and subject to fine.Hay bales lined with visqueen may be used for thisapplication. Rollaway bins may also be used. All concrete washout systems shall be placedoff of the paved streets.9.Stabilized entry: Provide minimum 3" to 6" fractured rock 50' long x 15' wide by 6" deepover construction grade fabric.10.Wattles installed properly behind curb or sidewalks.11.Rock bags (minimum 2 per side) at all drain inlet locations within 150' of the project site.12.Internal filters placed inside each drain inlet.13.Trash bars across the back of all drains.14.Stabilize all disturbed soils in the front yard areas within 15' of the back of curb or sidewalk.(Straw or erosion blankets may be used for this application).15.Stabilize all slopes where erosion could occur & cause silt run off. (Straw, visqueen orerosion blankets may be used for this application).16.All paint, fuel, construction products etc. shall be stored in a covered location away fromsidewalks and storm drain inlet.17.Portable chemical toilets if provided on the site must be kept off of street & sidewalks & atleast 50' from the nearest storm drain inlet.18.All trash must be collected & stored properly.
