Off the bat, El Monte is identified in the Chico General Plan as a Collector Roadway. Per Standard Detail 18-A of the Chico Municipal Code, a collector roadway requires 64’ in total
roadway width. That means that 32’ of half-roadway width is required. The provided match identifies the half-roadway width ROW as only 25’. Therefore, an additional 7’ of ROW would
need to be dedicated as a part of this map in order to satisfy that requirement. I would assume that public improvements would be required and installed as part of a future building
permit to develop either lot, but should be noted that City of Chico standards shall be adhered for frontage improvements.

Butte County Planning has received an application for a two lot split located off El Monte Avenue, within the City of Chico’s sphere of influence.
The existing, 2.0 acre parcel is zoned Very Low Density Country Residential 1.0 acre minimum - (VLDCR).
