Enclosed is a revised site plan reflecting the utility service to the main residence, the sewer easement needed for the main residence and the new legal description. Parcel 050 is a vacant parcel that will be merged with a portion of parcel 051, upon which sits a building shell which we call an unfinished "warehouse". This structure was built sometime in the 1970's but has no plumbing installed. Temporary electricity for single bulb fixtures was provided by parcel 051 but has now been disconnected as evidenced by the attached document from Lumen Electric, License # 552990. Parcel 050 has an easement for water and power from La Mirada Ave. over parcels 048, and 049. I attach a parcel map showing Christopher J Court as the 60' Right of Way and public utility easement. Presently no water or electric service is needed or installed but we have verified with both utilities that they will provide the utility upon application and payment of appropriate fees. This was provided in our last communication with you. The Jones have no plans for development of parcel 050 and the portion of 051 being merged with it so will not install the services at this time. Parcel 050 sewer service has not been installed but there is a sewer easement where the sewer line crosses the lower portion of the parcel. Please refer to previously supplied parcel map. A sewer pipe has been installed from the warehouse which crosses no other parcel. There is an active account with the sewer company but there is no use of the line since there is no plumbing in the warehouse. The remaining portion of parcel 051 that has the Jones residence is served by water and power from Short Ave.. No easements are required for these services. Sewer service connects in the cul `d sac of the private portion of Short Ave. and requires an easement over the newly created parcel, which is enclosed.
