Dallas, TX 75244 Subject: Zoning Verification for Dollar General; APN 066-350-001 Dear Ms. Day: The existing land use on APN 066-350-001 is a "General Retail" commercial establishment (Dollar General) located on the south side of Lakeridge Circle, north of the Town of Paradise. Per BCC 24-22, the parcel's zoning designation of G-C (General Commercial) allows for this "General Retail" land use by right. The Dollar General was approved by a building permit, B14-0768, and met all planning setbacks (BCC 24-23-2) at the time of issuance. Additionally, the development of the approved building of 9,111 sq. ft. resulted in an FAR (Floor Area Ratio) of 0.14, well below the FAR standard of 0.4 for the General Commercial zone (BCC 24-23-1). The parcel meets the minimum parcel size of 10,000 sq. ft. as well as the minimum lot width of 65 ft. (BCC 24-23-1). The Dollar General structure meets the height standard of 50 ft. (BCC 24-23-2) and an adequate number of parking spaces (30) are provided (BCC 24-91-1). There is no history of Code Enforcement cases on the property.
