The parcel is zoned Foothill Residential with a 20-acre minimum (FR-20) and is 1.41 acres in size. The current zoning permits single-family homes, small residential care homes, accessory dwelling units, and accessory structures to residential uses by right. Butte County Code section 24-156 ( E)(1) categorizes this zone as rural and permits the development of accessory structures on a parcel where the parcel size is greater than one (1) acre.
