COMMUNICATION SITE LAND LEASE AGREEMENT
DESCRIPTION OF LEASED "PREI'IISES" ON APN O58.2OO-028
BEING a portion of the land situated in the Southeast one quarter of the Northeast one quarter
of Section 26, Township 22 North, Range 4 East, MDB&M, and conveyed to Gail E. Heffernan
by the Individual Grant Deed recorded on October 31, 1974, in Book 1947 at Page 694 as
document 12805 in the Official Records of the County of Bufte, State of California; said portion
of land being an area comprising approximately Ten Thousand (10,000) square feet (or 0.23
acres, more or less) to accommodate the Facilities as contemplated under the Communication
Site Land Lease Agreement, and more particularly described as follows:
COMMENCING at a 3" brass cap monument marking the North one-quarter corner of said
Section 26, thence South 49o 25'09" East, a distance of 2,4O3.OT feet to the TRUE POINT OF
BEGINNING:
Thence from said TRUE POINT OF BEGINNING, the following courses:
South 42o 29'41" East, a distance of 101.56 feet;
South 66o 46' 38" East, a distance of 79.24 feet;
South 23o 13'22" West, a distance of 55.00 feet;
North 66(, 46' 38" West, a distance of 78.92 feet;
North 42o 29'41" West, a distance of 124.48feet;
North 47o 30' 19" East, a distance of 50.00 feet to the TRUE POINT OF BEGINNING.
Basis of bearings is the California Coordinate System, NAD 83, Zone 2.
Based upon a field survey by Precision Surveying in February,2020.
