COMMUNICATION SITE LAND LEASE AGREEMENT
DESCRIPTION OF "SITE ACCESS ROAD" OVER APN 058-200.028
BEING a non-exclusive easement thirty (30) feet in width (15 feet each side of centerline) or
wider as may be necessary to accommodate reasonable road curvature, encroachments, turn-
arounds, turnouts, cut and fillslopes, drainage structures and other improvements required by
Grantee, together with ComSites West as an interest holder, for ingress and egress, and road
improvement, maintenanc,e, repair and operation and other related purposes over a portion of
the Southeast one quarter of the Northeast one quarter of Section 26, Township 22 North,
Range 4 East, MDB&M, situate in the unincorporated area of Butte County, State of California,
the centerline of which is more particularly described as follows:
COMMENCING at a 3" brass cap monument marking the North one-quarter corner of said
Section 26, thence South 51" 21'55" East, a distance of 1982.13 feet to a point on the Northerly
boundary line of the Southeast one quarter of the Northeast one quarter of said Section 26, said
point being the TRUE POINT OF BEGINNING;
Thence from said TRUE POINT OF BEGINNING, along the centerline of an existing road, the
following courses:
South 26" 54' 32" East, a distance of 63.45 feet;
South 21' 30' 38" East, a distance of 72.03 feet;
South 15'26'42" West, a distance of 37.14 feet;
South 39' 00' 09" West, a distance of 121.94 feet;
South 23o 31'06" West, a distance of 51.26 feet;
South 11" 32'35" West, a distance of 102.73 feet;
South 00" 37' 52" East, a distance of 75.37 feet;
South 18" 52'34" East, a distance of 70.61 feet;
South 31' 38' 15" East, a distance of 91 .37 feet;
South 40" 37'49' East, a distance ot77.O4teet;
South 40" 01' 08" East, a distance of 75.43 feet;

boundary line of the ComSites West leased Premises, as said Premises are described in the
Communication Site Land Lease Agreement, and the point of terminus.
The sidelines of this easement shall be lengthened or shortened to terminate on the boundaries
described herein and depicted on the plot attached hereto.
Basis of bearings is the California Coordinate System, NAD 83, Zone2.
Based upon a field survey by Precision Surveying in February,2020.
