GOMMUNICATION SITE LAND LEASE AGREEMENT
DESCRIPTION OF "UTILITIES" ACROSS APN O58.2OO-028
BEING a non-excluslve easement twenty (20) feet in width (10 feet on each side of centerline)
or wider as may be necessary to accommodate necessary fixtures, appurtenances and other
improvements required by Lessee for the installation, operation, maintenance, improvement and
repair of public and private utilities and related purposes over a portion of the Southeast one
quarter of the Northeast one quarter of Section 26, Township 22 North, Range 4 East, MDB&M,
situate in the unincorporated area of Butte County, State of California, the centerline of which is
more particularly described as follows:
COMMENCING at a 3" brass cap monument marking the North one-quarter corner of said
Section 26, thence South 35o 59' 59" East, a distance of 2,272.61feet to a point on the Westerly
line of the Southeast one quarter of the Northeast one quarter of said Section 26, said point
being the TRUE POINT OF BEGINNING;
Thence from said TRUE POINT OF BEGINNING, along a centerline of the following course:
North 72" 06' 16" East, a distance of 546.38 feet, more or less, to a point on the Westerly
boundary line of the ComSites West leased Premises, as said Premises are described in the
Communication Site Land Lease Agreement, and the point of terminus.
The sidelines of this easement shall be lengthened or shortened to terminate on the boundaries
described herein and depicted on the plot attached hereto.
Basis of bearings is the California Coordinate System, NAD 83, Zone 2.
Based upon a field survey by Precision Surveying in February,2020.
