ACCESS AND UTILITY EASEMENT AGREEMENT
DESCRIPTION OF ..ACCESS EASEMENT" ACROSS APN 058-200-027
BEING a non-exclusive easement thirty (30) feet in width (15 feet each side of centerline) or
wider as may be necessary to accommodate reasonable road curvature, encroachments, turn-
arounds, turnouts, cut and fill slopes, drainage structures and other improvements required by
Grantee, together with ComSites West as an interest holder, for ingress and egress, and road
improvement, maintenance, repair and operation and other related purposes over a portion of
the North one half of the Northeast one quarter of Section 26, Township 22 North, Range 4
East, MDB&M, situate in the unincorporated area of Butte County, State of California, the
centerline of which is more particularly described as follows:
COMMENCING at a 3" brass cap monument marking the North one-quarter corner of said
Section 26, thence South 24o 54' 42" East, a distance of 400.53 feet to a point on the Easterly
boundary line of the Westerly 165.00 feet of the Northwest one quarter of the Northeast one
quarter of said Section 26, said point being the TRUE POINT OF BEGINNING;
Thence from said TRUE POINT OF BEGINNING, along the centerline of an existing road, the
following courses:
South 60' 06' 58" East, a distance ol 367.77 feet;
South 61'25'04" East, a distance of 12O.22feet;
South 52" 40'27" East, a distance of 42.01 feet;
South 48" 46'33" East, a distance of 93.07 feet;
South 53' 15' 19" East, a distance of 103.47 feet;
South 58' 31' 58" East, a distance of 96.97 feet;
South 69" 36'26" East, a distance of 112.45feet;
South 80o 59' 03" East, a distance of 113.12 feet;
South 82' 31' 06" East, a distance of 115.98 feet;
South E6" 41' 15" East, a distance o178.47feet;
South 88' 53' 53" East, a distance of 68.70 feet;
South 71o 50' 04" East, a distance of 49.21 feet;
South 40" 51'34" East, a distance of 83.62 feet;
$outh 19" 13'56" East, a distance of 90.41 feet;
South 16" 24' 15" East, a distance of 80.18 feet;
South 23' 50' 40" East, a distance of 91.55 feet;
South 26' 54'32" East, a distance of 35.59 feet, more or less, to a point on the Southerly
boundary line of the Northeast one quarter of the Northeast one quarter of said Section 26 and
the point of terminus
The sidelines of this easement shall be lengthened or shortened to terminate on the boundaries
described herein and depicted on the plot attached hereto.
Basis of bearings is the California Coordinate System, NAD 83, Zone 2.
Based upon a field survey by Precision Surveying in February,202O.
