RE: Request for Comments and Conditions – Doug Arnold Tentative
Subdivision Map (TSM21-0006)

The Butte County Planning Division requests your agency's/department's comments and
recommended conditions for a new project application. You may view submitted application
materials for the proposed project online by selecting here.
Please review the application materials and provide any necessary comments or conditions
regarding the proposed project relevant to your agency's/department's area of expertise and
jurisdiction. Written comments and recommended conditions must be received
by Wednesday, September 1st at 4:00 pm, and may be submitted via email to Rowland
Hickel at rhickel@buttecounty.net.
Planning will provide an overview of the proposed application at the Inter-Departmental
Review Committee meeting, scheduled for Wednesday, September 1st at 1:00 pm.
PROJECT DESCRIPTION: The applicant proposes a Tentative Subdivision Map to
subdivide 17.6 acres into fifteen (15) residential lots that range in size from 1.08 to 1.33 acres
and average 1.17 acres. New lots will access directly off a new road connection between
Speedway and Entler Avenue. Individual wells will provide domestic water service to each
lot. Individual, onsite septic systems will provide wastewater disposal for each lot.
PROJECT LOCATION: The project site is located at 322 Entler Avenue, in an
unincorporated area of Butte County, approximately 3,500 feet south of the City of Chico city
limits. Speedway borders the site to the north, Entler Avenue to the south, and Midway to
the west; Assessor Parcel Number(s): 040-040-001, 040-040-010, and 040-040-014.
ZONING: VLDR (Very Low Density Residential-1 acre minimum parcel size)
GENERAL PLAN DESIGNATION: Very Low Density Residential
