Self-Storage Project Narrative
This project will consist of developing the 2.38 acre parcel, APN: 042-090-099 on State
Highway 32 for the use as a self-storage facility. The facility would consist of fourteen
(14) storage buildings of various sizes and eave heights totaling 40,548 square feet and
a two story office / manager unit totaling 2,400 square feet of which 1,200 square feet
would be for the residence, 284 square feet is the garage for the residence and 55
square feet for the stairs. This would leave a total of 861 square feet for the
commercial use which would bring the total commercial use of the parcel to 41,409
square feet. All buildings facing Highway 32 that are visible to the public will have a stucco wall system including tower structures at the North and South property corners.
Ornamental iron fencing with an electric rolling gate will be provided for security for the complex. The facility will operate with an on-site manager as the only employee and
the hours of operation will be seven (7) days a week from 6:00AM until 10:00PM.
