APN 047-780-029, 4109 Rio Bravo Drive, Chico, CA, 95973 Dear Robert and Monica Seaman: This office has reviewed your application as indicated above. The following is an analysis of that review. Project: PREAP21-0053, Tentative Parcel Map subdivided a 2.32 acre parcel into 1.101 and 1.219 acres with parcel 2 fully developed with individual well and septic. APN 047-780-029, 4109 Rio Bravo Drive, Chico, CA, 95973 Location: 4109 Rio Bravo Drive, Chico, CA, 95973 Applicant: Robert and Monica Seaman Engineer: W. Gilbert Engineering Report of Findings: The project is to split a 2.32 acre parcel into 1.101 and 1.219 acres with parcel 2 fully developed with individual well and 3 bedroom septic system. Single family residential lot with individual septic systems and individual wells will be utilized for parcel 1. The project area consist of flat areas with 1.3 acre to 6 acre single family dwellings surrounding the proposed. Soil profiles were conducted by Certified Designer W. Gilbert on 6/30/2021. Soils were evaluated in the areas proposed for leach field and replacement. In summary, the soil profile holes indicated soil class to be sand clay loam down to 60 inches with a 0.6 gallons per day application rate. Using the combination of soils classification along with the designer's suggestion, it is agreed W. Gilbert Engineering's findings that, per BCC Chapter 19-10 C., the Minimal Usable Wastewater Area (MUWA) of 12,000 square feet for parcel 1 and replacement of 6000 square feet for parcel 2 has been met. [Robert and Monica Seaman] [November 19, 2021] Page -2- Once you have completed the County Parcel Map process, if you submit a map which remains substantially as the map currently reviewed in this pre-application, you could expect this Department's support. This review should in no way be construed as a blanket approval of your project since participation in the County Parcel Map process may change the project due to other agency requirements. When you do apply for your map at the Planning Department, you must have your Pre-Application Review receipt available at the time you make application showing you have paid the Environmental Health fee of $1425.00 in total. This letter concludes this Department's review of your pre-application .
