Dear Board Members:
Here’s an overview of the Zoning Administrator hearing of Wednesday, February 16,
2022. There were four items on the agenda:
1. Legal Lot Determination DET21-0011 a request for a Legal Lot
Determination/Conditional Certificate of Compliance for a 10.28-acre parcel located
on Cox Lane, approximately 1,060 feet west of Wayne Charles Road, and
approximately 5.2 miles southeast of Oroville city limits. This project was approved.
2. Tentative Parcel Map TPM20-0009 a request to divide a 2.58-acre parcel, in the
VLDR zone and VLDR General Plan designation, into two lots of approximately 1.13
and 1.45 acres. This project site is located west of Pentz Road, approximately 0.8
miles south of Paradise city limits via Pentz Road. This project was approved.
3. Tentative Parcel Map TPM21-0005 a request to divide a 32.51-acre parcel in the FR-
5 zone and FR General Plan designation, into four lots of 7.11, 11.45, 5.80, and 8.13
acres, respectively. This project has the situs of 15233 Toll Gate Way, Forest Ranch,
CA 95942, and is located west of SR 32, approximately 4 miles northeast of Chico
city limits. This project was approved.
4. Legal Lot Determination DET21-0009 a request for a Legal Lot
Determination/Conditional Certificate of Compliance for a 40-acre parcel. This parcel
has the situs 143 Williams Road, Oroville, CA 95965, and is located west of Williams
Rd, approximately 9.7 miles south of Paradise city limits via SR 191. This project was
approved.

As with the previous updates, the decisions may also be searched in eTRAKiT for project
type “ZDN”, which is the Zoning Decision Number.

1. In the Search By fields, you will see “Project Number” in the first field, “Contains” in
the second field. The third field is blank - type “ZDN”, then click search.
2. You will see all of the ZDN (currently ZDN13-0001 through ZDN22-0006). If you
prefer, you can click on the Project Number column to sort starting with the most
current decision.
3. Click on any one of the rows to view the project. A direct link to the Parent Project
can be found in the lower portion of the screen.
