Project Description for Form No. DPL-01 The Barn at Pheasant Trail Ranch
This letter is to revise the letter previously submitted on March 14, 2022 and to add (3) three
additional comments. We previously stated that our existing square footage of the barn is 5,008 square feet. The interior net square footage is 3,551 square feet.
We previously stated that the events at the barn would host 150-200 people on average with our maximum capacity to be 300 for any event. The maximum capacity shall be revised to 225 people.
The (3) three additional comments are as follows:
1. We have applied dust control to all roads that enter and exit the barn as well as all parking areas. 2. We will not host any events in the month of October to allow for all harvest operations.
3. We have taken out approximately 60 walnut trees to accommodate space for the barn and
parking areas. When we obtained our site plan from Rolls, Anderson and Rolls, we were made aware that our property line on the south east corner had been encroached upon by our neighbor. We allowed them to continue with the farming of their trees on our land until they removed their orchard this past year. We have since groomed the land and will
be planting 104 trees in Spring 2023. There is no net loss of trees and actually a gain of
