Dear Board Members:
Here’s an overview of the Zoning Administrator hearing on Wednesday, April 6,
2022. There were four items on the agenda:
1. Tentative Parcel Map TPM22-0002 a request to split a 2.32 acre parcel into two
parcels: 1.22 and 1.10 acres. The property is located at 4109 Rio Bravo Drive, Chico
approximately 1.75 miles north of the Chico city limits. This project was approved.
2. Legal Lot Determination DET22-0005 a request for a Legal Lot
Determination/Certificate of Compliance for a parcel, APN: 066-010-035 (10 acres).
The project site is located approximately 675 feet west of the end of Woodpecker
Road, in Magalia. This project was approved.
3. Legal Lot Determination DET22-0002 a request for a Legal Lot
Determination/Certificate of Compliance for a parcel, APN: 017-090-098 (39.58
acres). The parcel is located on Zinfandel Drive, approximately 3,350 feet south of
Wilder Drive, and approximately 1.94 miles northwest of Town of Paradise limits. This
project was approved.
4. Tentative Parcel Map TPM21-0011 a request to divide a 160.0± acre parcel, in the
AG-40 (Agriculture, 40-acre minimum) zone and AG (Agriculture) General Plan
designation, into four lots of 40.0± acres each. The project site has the situses of
6193 & 6213 La Porte Road, Bangor, CA 95966, and is located approximately 13.7
miles southeast of Oroville city limits via Oroville Bangor Highway. This project was
referred to the Planning Commission.

As with the previous updates, the decisions may also be searched in eTRAKiT for project
type “ZDN”, which is the Zoning Decision Number.

1. In the Search By fields, you will see “Project Number” in the first field, “Contains” in
the second field. The third field is blank - type “ZDN”, then click search.
2. You will see all of the ZDN (currently ZDN13-0001 through ZDN22-0012). If you
prefer, you can click on the Project Number column to sort starting with the most
current decision.
3. Click on any one of the rows to view the project. A direct link to the Parent Project
can be found in the lower portion of the screen.
