Zoning Administrator hearing - Wednesday, June 1, 2022. There were three items on the
agenda:
1. Minor Use Permit MUP21-0005 The proposed project is a new site development for a
used car sales facility also providing on-site vehicle repair, known was Highway
Motors, currently located at 2961 Highway 32, #71 Chico CA 95973. The parcel is
located at 2021 North Lindo Ave, Chico CA 95973 approximately 150 fee northwest
of Chico city limits. This project was approved.
2. Tentative Parcel Map TPM21-0010 Proposal for a four-lot parcel map (Rural
Residential – 5 acres minimums, RR-5). The resulting parcel sizes are: 5 acres
(Parcel 1), 5 acres (Parcel 2), 5 acres (Parcel 3), and approximately 11 acres (Parcel
4). The project site is located off Perrier Drive, accessed by Nimshew Road; 3,000
feet south of the Centerville / Nimshew Road intersection; approximately 1.2 miles
west of the Magalia Town Center; directly west of Slaughterhouse Ravine and the
Paradise Pines Subdivision Unit No. 14. This project was approved.
3. Tentative Parcel Map (TPM21-0009) A Tentative Parcel Map to divide a 5.93-acre
property into three parcels (1.52, 1.89, and 2.52 acres). The project parcel is
developed with a residence and accessory structures. The project site is located on
the south side of Durham-Dayton Highway approximately 250 feet west of Stanford
Lane, east of Durham. This project was approved.

As with the previous updates, the decisions may also be searched in eTRAKiT for project
type “ZDN”, which is the Zoning Decision Number.

1. In the Search By fields, you will see “Project Number” in the first field, “Contains” in
the second field. The third field is blank - type “ZDN”, then click search.
2. You will see all of the ZDN (currently ZDN13-0001 through ZDN22-0019). If you
prefer, you can click on the Project Number column to sort starting with the most
current decision.
3. Click on any one of the rows to view the project. A direct link to the Parent Project
can be found in the lower portion of the screen.
