Legal Sewer Quitclaim June 21, 2022 Page 1 of 1 EXHIBIT A QUITCLAIM OF A 5-FOOT SEWER RIGHT OF WAY LEGAL DESCRIPTION THE LAND REFERRED TO HEREIN BELOW IS SITUATED IN THE COUNTY OF BUTTE, STATE OF CALIFORNIA, DESCRIBED AS FOLLOWS: Being all that reservation of a sewer right of way over and upon a portion of the lands described as Parcel II-A as described in that certain Grant Deed filed for record on November 10, 2020, in Book 2020 of Official Records, Page 0046880 in the Office of the Butte County Recorder; said reservation also being known as Parcel I-B as described in that certain Grant Deed filed for record on November 10, 2020, in Book 2020 of Official Records, Page 0046880 in the Office of the Butte County Recorder more particularly described as follows: A right of way for sewer purposes over the Westerly 5 feet of the following property: All that portion of block 64 and a portion of the West One Half of Eighth Street, adjoining said Block 64, on the East, as shown on that certain Map entitled, “Map of Thermalito”, filed in the Office of the County Recorder of Butte County, California, on June 8, 1887, and more particularly described as follows: Commencing at a point on the south line of Tehema Avenue, as shown on said Map, located West, 157.5 feet from the intersection of the centerline of Eighth Street with the South line of Tehema Avenue; thence South 29 deg. 11’ East, 150 feet to a point at the most Easterly corner of the property described in that certain deed from H. Benjamin Hershey to Violet M. Exner, dated April 1, 1948 and recorded April 2, 1948 in Book 452, Page 95, Official Records, said point is the True Point of Beginning of the parcel of land herein described; thence South 29 deg. 11’ East, 173.09 feet to the centerline of Eighth Street; thence along the centerline of Eighth Street, South 02 deg. 22’ East, 32.90 feet to the North line of Yuba Avenue extended, which said Yuba Avenue is also shown on said Map; thence along the North line of said Yuba Avenue and its extension, West 113.12 feet to the Southeasterly corner of that portion of Block 64, described in a deed from C.C. Pritchard and Wife to Woodrow W. Bird and Wife, dated July 20, 1946 and recorded July 22, 1946 in Book 380, Page 301, Official Records; thence along the Easterly line of said Bird parcel, North 28 deg. 30’ West, 151.87 feet to a point at the most Southerly corner of said Violet M. Exner parcel; thence along the Southeasterly line of said Violet M. Exner parcel, North 61 deg. 30’ East, 110.76 feet, more or less, to the True Point of Beginning.
