Per BCC 24-22, the parcel's zoning designation of GI (General Industrial) allows for this "Light Manufacturing" land use by right. The Smucker Natural Foods facility has been permitted by 36 building permits, and meets all planning setbacks (BCC 24-27-2). Additionally, the approved building development results in an FAR (Floor Area Ratio) well below the FAR standard of 0.5 for the General Industrial zone (BCC 24-27-1). The parcel meets the minimum parcel size standard of 10,000 sq. ft. as well as the minimum lot width of 65 ft. (BCC 24-27-1). The Smucker Natural Foods facility meets the height standard of 50 ft. (BCC 24-27-2) and provides an adequate number of parking spaces (207) (BCC 24-93-1). There is no history of Code Enforcement on the property.
