Setback for Structure DefensibleSpace(a) All parcels shall provide a minimum thirty (30) foot setback for all buildings from allproperty lines and/or the center of a road, except as provided for in subsection (b).(b) A reduction in the minimum setback shall be based upon When a thirty (30) footsetback is not possible for practical reasons, which may include but are not limited to,parcel dimensions or size; topographic limitations; development density requirementsor other development patterns that promote low-carbon emission outcomes; sensitivehabitat; or other site constraints easements, and shall provide for an alternativemethod to reduce Structure-to-Structure ignition by incorporating features such as,but not limited to:Same practical effect options may include, but are not limited to:(1) non-combustible block walls or fences; or(2) five (5) feet of non-combustible material extending five (5) feet horizontally fromthe furthest extent of the building; or(3) installing hardscape landscaping or reducing a reduction of exposed windows onthe side of the structure with a less than thirty (30) foot setback; or(4) exceeds the requirements in the California Building Code,California Code of Regulations Title 24, Part 2, Chapter 7A, requested by the AHJ.Note: Authority cited: Section 4290, Public Resources Code. Reference: Sections4290 and 4291, Public Resources Code.Applicant will install a method as mentioned in the California Code of RegulationsSection 1276.01 that meet the same practical effect for setback variance.

Vents for fuel burning appliances other than direct-vent
appliances shall terminate at least 4' below, 4' horizontally
from, or 1' above any door, operable window, or gravity air
inlet into the building. The bottom of the vent shall be
located at least 12" above the grade. CMC 802.8.2
Clothes dry vent shall be vented to the outdoors.13

clear floor space in front of the toilet.
4 Showers and tub shower combinations that a pressure
balance or thermostatic type mixing valve shall be provide
to deliver a maximum water temperature of 120 degrees at
the fixture.
