expedite the re-check and approval of this project. Please provide two complete revised plan sets with your

GENERAL COMMENTS by: Plans Examiner
1. Please respond in writing to each comment by marking this comment list or creating a response letter.
Indicate which detail, specification, or calculation shows the requested information. At minimum, the
following must be included with each plan review response:
1. Page / sheet number(s), detail / specification number(s), etc., and include all applicable code section(s).
2. Briefly explain in writing, how the design is intended to comply with the applicable code sections.
3. Revisions must be identified with a cloud and delta symbol.
Complete and clear responses will expedite the re-check of this project.
2. Plan review time beyond the 3rd cycle will be billed on a time-and-materials basis.
STRUCTURAL COMMENTS: by: Michael Main, P.E., Plan Check Engineer
1. On sheet S-1.00 a 24”x24”x18” deep footing was removed along line “C” (near where it intersects with line
“2”). Please justify removal and also why there is no continuous footing shown under the shear wall along
the remainder of line “C” (between lines “1” and “2”).
2. Ceiling Joist table on sheet S-1.00 was modified to show 2x12 at 16” on center capable of spanning 22’-0”
(increased from 20’-5”). Please justify or revise.
3. Detail 4 on sheet SD-1.00 was modified to show uplift H2.5A clips from the rafter / joist to the top plate at
48” on center (original plans showed clips at every rafter). CRC Table R802.11 shows uplift requirements for
rafters up to 24” on center (implying a requirement at each rafter). Please demonstrate how uplift resistance is
transferred between rafters with clips and those without or revise plans. (Note that this comment only refers to
the uplift connection of the rafter to the top plate and does not refer to the top plate to stud connection or the
strap shown across the studs at the floor.)
