Hi Jeffrey,
After reviewing the TSM the city would require the road surface of the public portion of Adriatic
Road be developed to city standard (ST-02, 36ft road), because there is no frontage improvements in
the area the city is not requiring the landscape, curb, gutter, and sidewalk portions of the city road
standards. Besides that the city has no comment.

Subject: Birkholz Estates - TSM in Butte County and City of Oroville Sphere
Hi Wes and Josh,
I have a tentative subdivision map that I have been working on in Butte County located on Mt. Ida
Road. The site is also located in the City of Oroville Sphere of Influence. The County has requested
that I reach out to the city and get feedback regarding requirements for road standards. I have
attached a copy of the TSM for your review. The property is owned by one individual, Allan Birkholz,
and the property has an existing right-of-way (Adriatic Road) that runs through it. We are proposing
to abandon the right-of-way through the property, and construct a private road subdivision of 5-acre
minimum parcels. The entrance to the property is proposed to be gated at the property entrance.
There still would be a short portion of Adriatic Road south of the property that would be developed
to a public road standard, with a connection to Mt. Ida Road. Please review and let me know if you
have any questions. I would be happy to meet with you and answer any questions if needed.
