Submit preliminary grading and drainage plan with existing and proposed on-
and off-site drainage facilities
See TSM for proposed drainage facilities and patterns.
Construction, installation, or development of buildings and/or roads,
driveways, gates, and bridges on parcels/lots shall comply with the current
adopted California Building Standard Codes, California Fire Safe Regulation,
Public Resource Code 4290 & 4291, Butte County Improvement Standards,
and all other applicable State and County Codes, ordinances, and regulations,
in effect at the time of application.

Lake Oroville Area Public Utility District Annexation & will serve letter See attached correspondence from LAFCO regarding annexation.
LOAPUD has expressed a willingness to assist and verify that connection
to their system is possible and supported, however, they did not provide a
formal "Will Serve" letter because the project needs to be annexed prior to
issuance. We request that the County condition the map regarding
annexation and connection to LOAPUD, or submit alternative sewer design
information to Butte County Department of Environmental Health.

Road standards will be determined only after coordination with the City of
Oroville and the determination of whether the road will remain with a public
offer of dedication

Prior to building construction, provide an all-weather access road 20 feet wide,

All parcels shall provide a minimum 30’ setback for all buildings from the
property lines. A reduction in the minimum setback may be granted for
features that provide for the same practical effect.

Prior to construction, a pressurized community water system for fire protection
is required. Bonding may be allowed with the approval of the County Fire
Chief. The average required hydrant spacing is 500 feet (reduce by 100 feet
on dead-end streets and roads), hydrant size is 6 inches, and residual fire flow
of 1000 GPM. Fire hydrant identification, road reflectors, or post reflectors
acceptable to the County Fire Chief shall be installed or bonded, prior to
Parcel or Final map recordation. Submit plans to the Fire Department for
review and approval prior to construction. If connecting to a local water
agency, requirements for hydrants may be more restrictive.
Connection to South Feather Water & Power Agency water system is
proposed.
Pressurized community water system must be installed and operational prior
to combustible building materials arriving on site.

Place a note on a separate document, which is to be recorded concurrently
with the Parcel or Final map, or on an additional map sheet stating, “Building
identification and/or addresses shall be installed in conformance with Public
Resources Code 4290 and shall be posted at the time of permit issuance and
maintained continuously thereafter.
