[BCE19-00140] Occupancy Classification: S-2/U Building Total Area: S-2 @ 1628 sf/U @ 0 sf Dear Applicant, The plans you recently submitted have been reviewed by the Fire Department referencing the 2019 edition of the California Building and Fire Codes (CBC and CFC). The numbered comments listed below in the body of this letter must be addressed prior to Fire Department Approval of your project. 1. Page 1, Project Purpose and Code Analysis, indicates that the building will be used for storage, but Sheet 1 has references to a climbing wall with climbing and rappelling access. Clarify intended use. 2. Page 2,Number of Stories and Height, Second floor is not a landing and exceeds the allowable area of a mezzanine, this is a three-story building. CBC 505 3. Page 2,Number of Stories and Height Group S-2, Type VB,Non Sprinkled buildings are limited to two stories. CBC Table 504.4 4. Page 2, Allowable Area, stated as 9,000 SF. CBC Table 506.2 indicates an allowable area of 13,500 SF for S-2, VB,NS. Correct on plans. 5. Sheet 1, Elevations, Climbing/Rappeling access, provide information that artificial climbing/rappelling surface meets a recognized standard (ASTM, UTAA). Provide detailed information on the climbing surface,belay system, and protection anchors. 6. Sheet 1, Elevations, Climbing/Rappeling access,provide documentation that climbing wall has been approved as a climbing facility by the Boy Scouts of America in accordance with BSA National Camp Standards, Standard FA-715. Submit historical inspection documents from an independent qualified inspector for climbing structure, climbing bolts, anchors, and initial acceptance. 7. Sheet 2, First Floor Plan. Indicate fire extinguisher location and place a note on the plans "Provide one 2A 10B:C Fire Extinguisher for each unit with a travel distance no greater than 75 feet from any point in the unit. Extinguishers shall be mounted in a conspicuous place, easily accessible and readily available, and shall be along normal paths of travel. Extinguishers shall be mounted so that the top of the extinguisher is no higher than five feet above finished floor. Where extinguishers may be subject to physical damage they shall be adequately protected." 8. Sheet 3, Submit an exit analysis plan from each space that clearly shows compliance with all required egress features such as but not limited to, exit, exit access, common path of travel, stairways, required number of exits, occupant load,required exit width, continuity and maximum travel distance to exit discharge. (CBC 1001.1) The Fire Prevention Bureau is currently open to the public from 8:00 am to 5:00 pm.
