HomeMy WebLinkAboutPRED24-0007.3 Project Setting Description1.Identify any applicable proposed development schedule, including anticipated, incremental, or phased development and all associate projects. The plan for development is to rebuild and modify the existing facility on the lease property. This includes the buildings, kitchen, restrooms, decks, and parking area. The major milestone schedule is as follows •Close of Escrow October 1, 2024 •Complete Design and apply for permits February 1, 2025 •Begin Construction April 1. 2025 •Opening July 1, 2025 2.List and describe any other related permits and other public approvals required for this project, including those required by city, regional, state and federal agencies. None currently. 3.Describe the site as it exists before the project, including information on topography, soil stability, plants, animals, and any cultural, historical, or scenic aspects. Describe any existing structures on the site and the use of the structures. Scotty’s boat landing has been in operation since the early 1900’s and is fully developed. It borders Pine Creek and is situated on County property. Please refer to the Phase 1 Environmental Report and plot map for additional information regarding site specifics. There are 6 significant structures on the property as follows: All other miscellaneous structures and debris will be removed. •Kitchen and Bar – This building will either be rebuilt or replaced with modification depending on the conditions found. •Dining Hall – This building will remain a dining hall •Deck – The deck will be repaired •Bathrooms – The bathrooms will be removed and replaced •Mobile Home – The mobile home will be removed •Stage – The stage will remain. 4.Describe the surrounding properties, including information on plants, animals and any cultural, historical, or scenic aspects. Indicate the type of land use (residential, commercial, etc.), intensity of land use (one-family, apartment houses, shops, department stores, etc.), and scale of development (height, frontage, setback, rear yard, etc.). Please refer to the Phase 1 Environmental Report and plot map for additional information regarding site specifics. A preliminary title report is available upon request 5.Include any special studies prepared for the project site including, but not limited to traffic, biology, wetlands delineation, archaeology, etc. The site is fully developed.
