HomeMy WebLinkAboutLLA24-0012 Description The proposed project is to adjust the shared property boundary between the following 2 parcels: APN 056-140-046 (my primary residence) & APN 056-140-046 (owned investment home). The proposal is to move the shared boundary 312 ft longitudinally westward changing the parcel acreage sizes of the properties to: APN 056-140-046 = 3.21 acres & APN 056-140-046 = 3.21 acres This proposed change will ensure that my primary residence has improved health and safety conditions surrounding the residential structure, such as a greater area of defensible fire clearance space. The Park Fire wildfire event has created a new revelation of concerns for the safety and welfare of our family home. The July 2024 Park Fire burned to within 40ft of our home on 3 sides of the property, the east, west and south facing sides. We had purchased the property, APN 056-140-046, when it became for sale in 2022 because we were concerned that new owners may not be as cooperative with allowing us to limb up tree branches, mow down grass, and remove brush. Cal-Fire defensible space guidance is 100ft minimum, this western boundary of our primary residence is only 20ft from the house. The western boundary is also a downhill slope from our house and therefore the Cal-Fire guidance is to maintain a defensible space perimeter of 100-200ft. We had intended to keep the property next door as an investment rental residence, but have had to reevaluate the financial health of such investment with consideration to rising fire insurance costs being even higher due to this property being a rental residence located in a high scoring fire risk zone. The proposal is to adjust the shared property boundary in such a way that both parcels are of equal size, and have a large area of owned land surrounding the residential dwellings to maintain a healthy and safe defensible space. We are applying for this change, so that after the line adjustment is recorded, we may list the parcel APN 056-140-046 for sale.
