Dear Planners.
Enclosed are the following items comprising an application for a Lot Line
Adjustment between Parcels 1 and 2 of Parcel Map Book 210,Pages 54-56,a recently
recorded SB-9 land division.The SB-(required no greater than a 60-40 percent area for
the parcels,which creates a substantial driveway easement to service an existing shop,
which wis proposed to have a new home constructed adjacent to it.
The parcels are owned by a man and his grandmother,and he wishes his own new
home to go with his shop.The existing home at 1577 18*’’Street is currently being
utilized as a rental.
This application includes the following items:

THE PROPERTY IS LOCATED AT AND ON THE REAR (WESTERLY)HALF OF 1577 1 STREET
IN THERMALITO,FRONTING ALSO ON GRAND AVENUE.
THE EXISTING HOME OF APPROX.1200 SQUARE FEET IS A RENTAL PROPERTY FOR THE
OWNERS AND HAS AN EXISTING SHOP STRUCTURE LOCATED ON THE WESTERLY
PORTION THAT WAS RECENTLY SPLIT VIA SB-9 LAND DIVISION INTO AN APPROX.1.02
ACRE PARCEL.

Dear Planners,
We are requesting an exception to the amount of land allowed to transfer via Lot
Line Adjustment for the Jason Huston application.The parties to the application currently
co-own both parcels from a recently recorded Parcel Map Book 210,Pages 54,55,56
wherein the SB-9 split requirements compelled a 60%-40%maximum difference in lot
sizes.
This requirement causes the applicant to have a driveway easement instead of fee
ownership for their driveway and land in front of an existing hop building.
The applicants wish to have Jason’s shop and a homesite on his own fee title
property,a ration of approx.71 %to 29%and are thus requesting this exception.
The ordinance allows for the request where it may be found that the majority of
the parcels in the vicinity are less than the current Zoning designation,which is the case
in this RR-5 Zoning.Most of the parcels in the neighborhood are not only less than the
five-acre minimum zone size,but they are also less than ONE acre!
There is currently an existing driveway encroachment onto Grand Avenue serving
the shop and Mr.Huston proposes his own new home on the westerly portion of the
parcel containing the shop.
