RE: Request for Comments & Conditions – HULL Tentative Parcel Map 2 Lot Split

The Butte County Planning Division requests your agency's/department's comments and
recommended conditions for a new project application. You may view submitted application
materials for the proposed project in Accela or over email.
Please review the application materials and provide any necessary comments or conditions regarding
the proposed project relevant to your agency's/department's area of expertise and jurisdiction.
Written comments and recommended conditions must be received by Tuesday, October 21st, and
may be submitted via email to Alyssa Mendoza at amendoza@buttecounty.net, please update your
Accela review accordingly.
Planning will provide an overview of the proposed application at the Inter-Departmental Review
Committee meeting, scheduled for Wednesday, October 22nd at 1:00 pm in the DDS Training Room.
PROJECT DESCRIPTION: The applicant proposes to subdivide their (1) 6-acre parcel into (2) 3-acre
parcels.
Resultant Parcel (1) is developed with the following: structures (a single family home & barn);
and is on well/septic. Resultant parcel (2) is largely undeveloped (though it does have an
electric meter, ebox, broadband & transpad.)
Applicant proposes a 60ft private road/public utility easement (30ft across of each Resultant
Parcel). This would run into the first 30ft of Resultant Parcel 1’s South Property line &
Resultant Parcel 2’s North Property line).

PROJECT LOCATION: The project site is on lot (APN 047-780-013) with the address 14112 Garner Lane,
approximately 415 feet East of Garner Lane, 267 feet West of Kelsey Drive Drive and 227 feet North
of Rio Grande Drive.
ZONING: VLDR (Very Low Density Residential 1-acre minimum)
GENERAL PLAN DESIGNATION: VLDR (Very Low Density Residential)
OVERLAY ZONES: North Chico Specific Plan SR-1 (Suburban Residential 1-acre minimum); Airport
Overlay C & B2 (AO-C; AO-B2).
