Subject: Notice of Incomplete Application – Thiara-Moffitt Lot Line Adjustment Application
Dear Thomas,
Thank you for submitting the Thiara-Moffitt Lot Line Adjustment Application PROJ-25-0008. Pursuant to
Section 65943 of California Government Code, Title 7, Division 1, the above referenced project application has
been deemed “incomplete” for the reasons listed below. This project application will remain “incomplete”
until the following additional information and revisions are provided:
•More information needed on the cottage.
o Please confirm the square footage and use of the cottage.
If the cottage is used as an existing residence, please revise the proposed lot line adjustment to
ensure the residence will be at least 300ft from the proposed property lines. Generally,
proposed residences in the agriculture zones must be at least 300ft from all property lines
absent an Unusual Circumstances Review approved by the Agricultural Commissioner’s Office.
This 300ft Agricultural Buffer Zone does not apply to Ag Worker Housing.
The site plan and legal descriptions must be revised to reflect this proposed line revision.
Please indicate the distance the residence will be from the proposed property lines on the site
plan.
•Approval of an Ag Worker Housing Administrative Permit is required.
o An approved Administrative Permit is required to classify a structure as Ag Worker Housing.
Please complete the attached form and submit the $461.17 application fee to the Planning
Division.
•Environmental Health Department: More well information/ site plan revisions needed.
o Please confirm whether the proposed well from 2022 was completed on Proposed Lot-B.
o Revise proposed Lot-B to show the structure to the north and the septic system; see the images below
for 2025 Larkin Rd Butte Farms (see attachment first two images).
o Revise proposed Lot-C to show the Ag Worker House septic system more accurately; see the images
below for Larkin Rd Butte Farms (last two images).
