Each department has independently reviewed the submitted documents for code compliance and project feasibility. The review status for each department is indicated in the checklist below, and any corrections or conditions identified by reviewers are attached for reference. The permit documents have been reviewed and comments are listed below. Please respond in writing to each comment. Complete and clear responses will expedite the re-check and approval of this project. Please provide two complete revised plan sets with your response, or submit electronically directly to the Permit Center at dsbuilding@buttecounty.net. For large electronic files, please resubmit to http://ushare.buttecounty.net/filedrop/DSBuilding@buttecounty.net. Following are re-check comments, numbered per the original list, requiring further response. The format includes a restatement of the original comments followed by our re-check comment in a separate bold italicized paragraph. GENERAL COMMENTS by: Plans Examiner 1. Please respond in writing to each comment by marking this comment list or creating a response letter. Indicate which detail, specification, or calculation shows the requested information. At minimum, the following must be included with each plan review response: 1. Page / sheet number(s), detail / specification number(s), etc., and include all applicable code section(s). 2. Briefly explain in writing, how the design is intended to comply with the applicable code sections. 3. Revisions must be identified with a cloud and delta symbol. Complete and clear responses will expedite the re-check of this project. 2. Plan review time beyond the 3rd cycle will be billed on a time-and-materials basis. ARCHITECTURAL COMMENTS 6. Amend the plans to show the following for the Guards. C.R.C. Section R312.1. A. Guards at open-sided walking surfaces, including stairs, porches, balconies or landings, shall be not less than 42 inches in height as measured vertically above the adjacent walking surfaces or line connecting the leading edges of the treads. Guards whose top rail also serves as a handrail shall have a height not less than 34 inches nor more than 38 inches, measured vertically above the leading edge of the tread, adjacent walking surface. C.R.C. Section R312.1.2. B. Required guards shall have not have openings from the walking surface to the required guard height which allow passage of a sphere 4 inches in diameter. C.R.C. Section R312.1.3. (PC2) There is no guard detail, if the handrail detail is meant to represent guards indicate minimum height of 42” in locations not used as hand rail or add a note/detail. (PC3) – Detail 4/S-1.00 shows dimension of 2’-10” minimum to 3’-2” maximum for the height of the guardrail post. The note states “guards shall be 42” min. in height where top rail does not serve as a handrail. Where top rail serves as handrail, provide height of 34”-38” per CRC R312.1 & R312.1.2.” Note that the exception stated is meant for stairs and the location where this detail shows is not at a stair. Please provide a guardrail that is a minimum of 42” in height per CRC R312.1.2. STRUCTURAL COMMENTS: by: Michael Main, P.E., Plan Check Engineer (Revised plan set 12-17-2025, therefore new comment list) 1. The structural calculations submitted were not stamped or signed by the engineer of record. All Architectural and Engineering plans, calculations, specifications and reports shall be sealed or stamped and signed by the respective registered design professional along with the date of signing and sealing or stamping. (Business and Professions Code Sec. 5536.2/6735) (PC2) – The structural calculations are still not stamped or signed. Comment remains. 2. COMPLETED 3. Please specify on the plans the decking required. (PC2) – Plans call for floor decking to be 5/8” APA rated plywood. CRC R507.2.1 requires all wood materials for exposed decks to be number 2 grade or better lumber, preservative treated or approved, naturally durable. Generally decking material is either wood as per CRC Table R507.7 or plastic composite per CRC R507.2.2. Plywood may be used if it is rated for such permanent weather exposure or protected from the weather by a weather proof barrier. Please clearly demonstrate compliance on the plans with one of the methods mentioned above. The Department of Development Services is currently open to the public from 8:00 am to 4:00 pm.
