Our staff has reviewed the property's legal records, including existing entitlements, zoning designations, and site history. Based on our review, the following structures were legally established on the property: • Single-Family Residence (2,360 Sq. Ft.) – 1987 (Permit # 2991-87) • Ag Exempt Barn (1,056 Sq. Ft.) – 1991 (Permit # 76-91) This property is situated within the AG-80 (Agriculture, 80-acre) zone district. Pursuant to Butte County Code, Section 24-12 et seq., the AG zone district allows for single- family residential units (a primary and an Accessory Dwelling Unit). The present use and structure of the property conform to the regulations of the designated zone district in which they are located. If the structures listed above are partially or fully destroyed by fire or another natural disaster, the property owner may rebuild them. The County does not issue Ag Exempt Barn permits, but you could apply for an Limited Ag Building permit to replace it. Any reconstruction requires a building permit and must comply with the California Building Code and the Butte County Building Code in effect at the time of permit application. This letter does not guarantee approval of building plans. Future development must still pass Building Division plan check and inspection, Environmental Health and Butte Fire review, and applicable zoning regulations.
