HomeMy WebLinkAboutAnderson Brother's Building Proposal at APN 047-270-030Hi Dave, Here is the path forward to proceed with a ministorage building. Because of the requirements of the 1992 Development Agreement between Anderson Brothers Corporation and the County, approval of a Conditional Use Permit (CUP) would be required for the ministorage use. The application process for the CUP requires a noticed public hearing before the Planning Commission. The initial application fee for a CUP is $6,163.39 and additional fees may be required depending on the time required for processing. Processing time for a CUP is 3-6 months. This CUP could also address the two nearby storage buildings at 13651 and 13632 Anderson Brothers Drive for which we have been unable to locate permit records. A CUP application would be the first step in bringing these buildings under permit. If you choose to proceed with a retail/warehouse use, we will need revised building and floor plans and an Environmental Health clearance. The new floor plan must show the conditioned retail space and separate warehouse space. Each unit will need to have its own retail space. I have included a rough estimate of the impact fees for a multi-tenant building with a total of 1,000 square feet of retail and 5,000 square feet of warehousing. The estimated impact fees would be approximately $36,000. We are open to interpreting the Retail/Warehouse uses listed by your Broker as compatible with the Development Agreement regulations on use as long as the intended use is adequately served by on-site parking.
