I have made some changes since the previous version. … Hi Dave, We have a possible (discretionary) path forward if you would still like to have a ministorage building. Per the Development Agreement, the process would involve approval of a Conditional Use Permit to allow for your proposed structure. In addition, this CUP would also cover the two nearby storage buildings (we continue to search for past approvals/building permits). If we cannot find the permits (unless you provide evidence of building permits for these two buildings) they would also be permitted in conjunction with the CUP. The CUP would have to undergo environmental review and the cost for such a CUP is: $6,163.69 and if there is any time beyond the allotted 16 hours for planning, there would be additional billing. The CUP process takes 3-6 months. If you go another route and propose retail/warehouse we would need a new floor plan, Environmental Health clearance, and any necessary revisions/requirements from other departments, including the Building Division. The new floor plan must show the conditioned retail space and separate warehouse space. Each unit must have its own retail space. A rough estimate of the projected County Wide Impact fees for a floor plan that shows 1000 square feet of retail (total) and 5000 square feet of warehousing (total) is approximately $36,000. We are open to interpreting the Retail/Warehouse uses listed by your Broker as compatible with the Development Agreement regulations on use as long as the intended use is adequately served by on-site parking.
