Dear Applicant:
At the Zoning Administrator meeting held November 4, 2015, your request for a Legal Lot Determination
for two lots created by Grant Deeds (Book 1636, Page 683 (APN 061-320-021)), (Book 1281, Page 68
APN061-320-022)) was approved as a Conditional Certificate of Compliance. Should you desire to appeal
any of the decision by the Zoning Administrator, you must do so in writing, prior to 4:00 p.m., Thursday,
November 19, 2015 to the:
Department of Development Services
Planning Division
7 County Center Drive
Oroville, California, 95965
The appeal fee of $400.00 must be paid at that time. If you do not appeal within the 15 calendar-day
appeal period, the action of the Zoning Administrator is final.
Please take this document together with Exhibit A and Waiver of Appeals (if you don’t want to wait the
15 days) to the Public Works Department to complete your Certificate of Compliance. Public Works is
located at 7 County Center Dr., Oroville, CA 95965 and can be reached at: 530.538.7681.

EXHIBIT A
Legal Lot Determination/Certificate of Compliance on APN 061-320-021 & 022 (DET15-0006):
I. CONDITIONS OF APPROVAL:
1. Pay the recording fee in effect at the time the Certificate of Compliance is recorded. The current
fee is $16.00 for the first sheet plus $3.00 for each additional sheet. The estimated current cost for
recording this Certificate is $19.00 without conditions, $22.00 with conditions. This cost estimate
is based on 1 page notification (first sheet) and 1 page(s) of legal description attached as Exhibit
“A”, and 1 page(s) of conditions attached as Exhibit “B”.
2. Provide two-way traversable access to the parcel from a publicly maintained road or state highway.
3. Provide approved access to the parcel from a publicly maintained road or state highway in
accordance with the County Code. Minimum easement width to be 60 feet.
4. Provide verification of approved access, a record of survey by a licensed surveyor of the location
of the access road from Forest Service Road 21N51Y (Special Use Permit FEA1108) and the
northerly property line. Easements may be needed from adjacent property (AP 061-320-021 or
022). Minimum easement width to be 60 feet.
WAVIER OF APPEAL
TO WHOM IT MAY CONCERN:
I have been informed of my right to appeal the decision by the Zoning Administrator to the Butte County
Planning Commission, concerning the issuance of a Certificate of Compliance. I hereby waive my right to
appeal the Certificate of Compliance for APN 061-320-021 & 022; DET15-0006.
