Re: AP:047‐520‐027 and AP:047‐370‐036 Lot Line Adjustment
Dear Mr. Weems:
In 2011 I purchased a home and property located at 24 Roseanna Court, Chico, CA AP:047‐520‐027;
shortly thereafter I leased a portion of the property located directly behind me from Brad and Jamie
Laffins for my horses on AP:047‐370‐036. Approximately one year later the Laffin’s put their home
and property up for sale and gave me the first option to buy, in which I did purchase. I purchased
this home and property with the intention of completing a lot line adjustment to separate
approximately one acre of AP: 047‐370‐036 and add it to AP:047‐520‐027.
I made a trip to Oroville to the Butte County Planning office and spoke with an employee at the time
whose name was (Rowlind) (Rowland) I am unsure if this employee is still there. At this time he told
me that I did indeed need to own both parcels (in which I did) I also needed to hire an engineer to do
a land survey and for them to complete all the necessary documents to complete the process as well
as file an application. I told him that my intent was to transfer approximately one acre of parcel 047‐
370‐036 to AP 047‐520‐027, to just exchange one acre for another which would make an even swap.
he assured me that he did not see a problem with this project and that I could go ahead with the
application. I would not have moved forward with this project had I not gotten preliminary approval
from the Butte County Planning Department.
I have hired L&L Surveying and I am working with Hollis and Lorrie Lundy out of Paradise, California
They have surveyed both parcels and are completing the process for is needed to complete this lot
line adjustment.
