My email did not have the attached assessor map showing what the division looked like.  Taking your first question into  consideration, it is possible through a parcel map to divide the 19.54 acres into an 11 acre and 8.54 acre parcels.  Both  parcels would need to have access and be able to meet wastewater and potable water requirements.  Most of the  parcel is in flood zone A.  Also the parcel is in the North Chico Specific Plan and is designated SR‐1/OS.  The OS is along  Keefer Slough.  The 11 acre and 8.54 acre both consistent with the C Compatibility Zone for the Chico Municipal  Airport. Without the assessor map showing the 11 acres that might be further divided, I can’t tell whether or not it is in the C or  D Compatibility Zone.  If it is in the C Compatibility Zone, an overrule to an inconsistency determination by the Butte  County Airport Land Use Commission is required by the Board of Supervisors.  This is a difficult process which requires  the applicant to make specific findings.  I have attached the overrule findings from the 2011 California Airport Land Use  Planning Handbook.  Regards. Our plan that we have been discussing with a local engineer is to split off approximately 11 acres (assessors map attached showing an idea of what were trying to do) and sell that portion. The neighboring property #047-440-037 owner is very interested in purchasing our 11 acres and feels it would make a real nice addition to his 26 acres that he is about to start developing, but we noticed that their property is also in the C1 Airport Compatibility zone of a minimum of 5 acres per unit. Is there any possibility of some kind of a variance or exception on the 5 acre minimum requirement so they can actually split into 1 acre minimum lots on our 11 acres as well?
