HomeMy WebLinkAboutRE ANDERSON BROTHERS DRAFT EMAILHere are my comments on the original draft (see below). I have not looked at your revised draft. Thanks, Chuck Charles Thistlethwaite, Planning Manager Butte County Department of Development Services 7 County Center Drive, Oroville, CA 95965 530.538.7601 (main) | 530.538.6572 (direct) | cthistlethwaite@buttecounty.net Hi Dave, Here is the path forward to proceed with a ministorage building. Because of the requirements of the 1992 Development Agreement between Anderson Brothers Corporation and the County, approval of a Conditional Use Permit (CUP) would be required for the ministorage use. The application process for the CUP requires a noticed public hearing before the Planning Commission. The initial application fee for a CUP is $6,163.39 and additional fees may be required depending on the time required for processing. Processing time for a CUP is 3-6 months. This CUP could also address the two nearby storage buildings at 13651 and 13632 Anderson Brothers Drive for which we have been unable to located permit records. A CUP application would be the first step in bringing these buildings under permit. If you choose to proceed with a retail/warehouse use, we will need revised building and floor plans and an Environmental Health clearance. The new floor plan must show the conditioned retail space and separate warehouse space. Each unit will need to have its own retail space. I have included a rough estimate of the impact fees for a multi-tenant building with a total of 1,000 square feet of retail and 5,000 square feet of warehousing. The estimated impact fees would be approximately $36,000. Let me know how you want to move forward, if you have any questions let me know. The process would involve approval of a Conditional Use Permit to allow for your structure to be built as proposed. This is per the Development Agreement. In addition, this CUP would also cover the two nearby storage buildings that, while we will continue to search for past approvals/building permits, if we cannot find them and unless you provide evidence of building permits for these two buildings, they would also be permitted in conjunction with the CUP. The CUP would have to undergo environmental review and the cost for such a CUP is: $6,163.69 and if there is any time beyond the allotted 16 hours for planning, there would be additional billing. The CUP process takes 3-6 months. If you proposed retail/warehouse we would need a new floor plan and Environmental Health clearance. The new floor plan must show the conditioned retail space and separate warehouse space. Each unit must have its own retail space. A rough estimate of the projected County Wide Impact fees for a floor plan that shows 1000 square feet of retail (total) and 5000 square feet of warehousing (total) is approximately $36,000. Let me know how you want to move forward, if you have any questions let me know.
