Upon further discussion regarding the parking for the structure here,
we have determined that, with a written statement (it can be an email)
describing the proposed or anticipated use of the building, we would be
able to modify the required parking to between 3-5 spaces total.
Please respond when you have a chance with the Statement of Use for the
building. Keep in mind that this statement will help guide future
development decisions, such as tenant occupancy building permits, and
that the number of parking spaces may restrict future tenant occupancy
(if the building or part of the building is to be leased).

Hi Andy,
Upon review by Planning of the above building permit, I have a few
corrections needed before I can clear the permit (for Planning).
This parcel is located in the North Chico Specific Plan area and has a
zoning designation of C-1.
In the C-1 zone you are required to have 5% of the lot coverage
landscaped. This equates to 1,023 square feet of landscaping.
In addition the parking and loading article of the Zoning Ordinance
will be applied and given the square footage, and intended uses (we have
determined them to be related to Auto Repair/Upholstery) there will be
one standard parking stall (19’ x 9’) per 400 square feet of structure,
in other words 15 parking stalls located on-site, including (see Article
19. 24-94 B.) persons with disabilities parking.
According to Article 19. at least 45 square feet of landscaping must be
established in the parking lot.
In sum, we require a landscaping plan and parking plan in order to
continue reviewing your permit. Final clearance of your landscaping plan
will require sign off from a Professional Landscape Designer, so we
suggest working with such a person with this type of credential on your
Landscaping Plans.
