Subject: Existing residence at 3596 Highway 32, Chico, CA (APN 042-300-009)
To Whom it May Concern:
A request was received for a letter verifying the existing use (residence) on the parcel listed above
could be replaced if it was damaged or destroyed. The parcel is zoned VLDR (Very Low Density
Residential), which allows as a permitted use, a residential dwelling. Since a residential dwelling is
a permitted use, the existing residence could be replaced.
If in the future, the zoning on the parcel changes to a nonresidential zone, and the new zone does not
allow a residential dwelling, the existing dwelling would be considered a pre-existing, legal
nonconforming use and could be replaced by a residence of similar size. If was to be expanded, a
minor use permit may be required.
