The parcel is zoned VLDR (Very Low Density Residential), which allows as a permitted use, a residential dwelling. Since a residential dwelling is a permitted use, the existing residence could be replaced. If in the future, the zoning on the parcel changes to a nonresidential zone, and the new zone does not allow a residential dwelling, the existing dwelling would be considered a pre-existing, legal nonconforming use and could be replaced by a residence of similar size. If was to be expanded, a minor use permit may be required.
