Subject: Zoning verification for the Chico Mobile Country Club; APN 039-090-071
Dear Mr. Block:
The existing use on APN 039-090-071 is a mobile home park (Chico Mobile Country Club) located on the east
side of Dayton Road, south of the City of Chico. The mobile home park was approved by two use permits. The first use permit (UP 69-258) was for a 176 space mobile home park. The second use permit (UP 79-71)
added one additional space.
The current zoning on the parcel is VLDR (Very Low Density Residential). The VLDR zone does not allow
mobile home parks. However, the mobile home park is legally established based on the two use permits. The existing use could be considered abandoned if the mobile home park ceases to operate for more than a year.
